Carrickalinga Joins SA’s Million-Dollar Club

The coastal town of Carrickalinga has officially joined South Australia’s exclusive million-dollar club, marking a new era for regional property markets. Once known for its affordable beachside charm, Carrickalinga’s median house price has now surged to $1.405 million, making it the only regional area in the state to reach seven figures.

According to PropTrack’s latest data, prices in the town have skyrocketed by 104.4 per cent in the past year alone and a staggering 195.8 per cent over the last five years. Back in 2020, the median home price sat at just $475,000. That dramatic rise has placed Carrickalinga ahead of Port Elliot ($996,250), Middleton ($930,000), Hindmarsh Island ($930,000), and Wasleys ($900,000), all of which are closing in on the same milestone.

Why Carrickalinga’s Property Prices Are Soaring

Local agent John Lewis from OC Real Estate attributes the growth partly to the area’s exclusivity and limited supply of homes. He said that strong demand, combined with very few listings, continues to push prices higher. However, a single record-breaking sale changed the trajectory of the market.

In April, a four-bedroom waterfront property at 95 Gold Coast Drive sold for $4.1 million — more than $1.3 million above its reserve. “That auction really changed the landscape,” Lewis said. “One good sale leads to another, and I think the people of Adelaide have always valued Carrickalinga as probably the number one holiday home destination if you can get into it.”

Following that sale, multiple homes have fetched million-dollar prices, with a few even surpassing the $2 million mark. PropTrack’s data also shows that homes in Carrickalinga have an average ownership period of 14.5 years, underlining how tightly held the local market remains.

Lewis explained that the Covid-19 pandemic intensified interest in the region as city dwellers sought peaceful escapes. “When Covid hit, it was a great location for people who had a beach house to get out of the chaos in the city,” he said. “They were undervalued up until Covid, by a long way.”

He also noted that Carrickalinga’s character as a small, shop-free holiday community adds to its appeal. “Because Carrickalinga doesn’t have any shops, it’s just this little holiday home community,” he said. “North Bay in particular is this beautiful beach and Gold Coast Drive is the pinnacle of beach house living in SA.”

OC agent and Fleurieu Peninsula specialist Kathleen Fry agreed, saying that the pandemic fundamentally shifted buyer behaviour. “Covid changed everything,” Fry said. “Not only did the market go up by 50 per cent, but since then, people who wouldn’t normally buy a property on the south coast because it was too far from work now are.”

Regional Neighbours Catching Up

While Carrickalinga leads the pack, neighbouring towns like Port Elliot, Middleton, and Hindmarsh Island have also experienced massive growth. Just five years ago, their median prices hovered around or below $500,000. Today, each sits well above $900,000. Fry said many of those sales came from interstate buyers, particularly Victorians who discovered the area online during lockdowns.

Port Elliot’s strong community feel, Middleton’s surf culture, and Hindmarsh Island’s lifestyle offerings continue to attract new residents, pushing property values higher across the Fleurieu Peninsula.

As Carrickalinga cements its place in South Australia’s million-dollar club, it represents the changing face of regional real estate. Once viewed as an affordable alternative to Adelaide, the coastal haven now rivals the city’s most sought-after suburbs.

With limited housing stock and unmatched coastal beauty, Carrickalinga’s growth shows no sign of slowing. For buyers seeking a piece of South Australia’s coastal luxury, the town stands as both a symbol of exclusivity and a testament to the region’s booming property market.
